Job Description Job Description Estimator Commercial Paint Estimator - Orange County, CA Compensation: $80,000-$100,000 base performance bonuses (top performers $130k-$140k) About the Role A leading commercial painting contractor is seeking a motivated Commercial Estimator to join its team. This role is responsible for bidding and securing profitable commercial and light residential painting projects across Southern California. Territory includes North County San Diego, Riverside, San Bernardino, and Los Angeles. Key Responsibilities - Review plans, specs, and addenda to prepare detailed and accurate paint takeoffs - Perform digital quantity takeoffs using PlanSwift (or equivalent) and prepare estimates in Excel - Analyze labor, material, equipment, and subcontractor costs to develop competitive bids - Prepare and submit bid proposals in line with company margin and profitability targets - Collaborate with project managers, field teams, and leadership to hand off awarded projects smoothly - Track and follow up on submitted bids; support sales efforts to close opportunities - Maintain organized records of bids, revisions, and awarded/declined projects - Participate in strategy for target projects, clients, and markets to help grow revenue Required Qualifications - 3 years of estimating experience in commercial painting or closely related trades - Strong understanding of paint systems, substrates, and commercial construction processes - Proficiency with PlanSwift (or similar takeoff software) and Microsoft Excel - Comfortable working with digital plans, specs, and addenda (Bluebeam or similar tools a plus) - Proven track record of accurately bidding and supporting $1M in annual sales - Strong attention to detail, organization, and follow-through - Team-oriented attitude and willingness to "go the extra mile" Preferred Qualifications - Experience in both commercial and residential repaint/new construction - Existing relationships with general contractors, owners, or property managers in Southern California - Demonstrated ability to grow a book of business and consistently meet or exceed sales goals Compensation & Bonus Structure - Base salary: $80,000-$100,000 depending on experience and qualifications - Potential flexibility above $100,000 base for highly qualified candidates - Performance-based bonus structure tied to annual sales volume and invoiced revenue - Top performers currently earning in the $130,000-$140,000 total compensation range Work Environment - Full-time, 40 hours/week, in-office position - Collaborative, performance-driven team where most estimators consistently exceed goals If you are an experienced commercial paint estimator who is motivated, tech-savvy, and looking to grow your earnings with performance, this role offers strong upside and a stable pipeline of work. - For this position, you must be currently authorized to work in the United States without the need for sponsorship for a non-immigrant visa.
